Commercial Estimator - Overhead Doors & Gates

Direct Hire | $70,000 - $100,000 Base Salary DOE + 5% Commission on Gross Margin + $10,000 Sign-On or Relocation Bonus

Our client a growing commercial construction and building access solutions company is seeking an experienced Commercial Estimator - Overhead Doors & Gates to support bidding, pricing, and project planning efforts across a variety of commercial projects. This role is ideal for someone who enjoys ownership, problem-solving, and helping drive projects from concept through completion.

Position Summary

The Commercial Estimator will be responsible for reviewing project documents, preparing accurate estimates, coordinating vendor pricing, and supporting successful project execution. The ideal candidate has experience with commercial door, gate, dock, and access system projects and can confidently work with contractors, suppliers, and internal teams throughout the estimating process.

Key Responsibilities

  • Review plans, specifications, addenda, and other bid documents to develop accurate and competitive estimates.
  • Perform detailed takeoffs and pricing for commercial door, gate, loading dock, and access system projects.
  • Prepare complete proposals outlining project scope, inclusions, exclusions, assumptions, and clarifications.
  • Coordinate with suppliers and manufacturers to obtain pricing, product information, and lead times.
  • Negotiate vendor pricing and assist with procurement planning to maximize profitability.
  • Participate in site visits, pre-bid meetings, and customer discussions as needed.
  • Build strong relationships with general contractors, builders, developers, facility managers, and project stakeholders.
  • Support a seamless transition from estimating to project execution by collaborating closely with project management teams.
  • Track project performance and compare actual costs against estimates to improve future pricing accuracy.
  • Maintain organized bid documentation and follow-up activities throughout the sales cycle.

  • Automatic pedestrian doors
  • Storefront and entrance systems
  • Vehicle and pedestrian gates
  • Gate operators and access control systems
  • Safety and compliance devices

Qualifications

  • 3+ years of estimating experience in commercial construction, overhead doors, gates, dock equipment, access systems, or a related industry.
  • Strong ability to read and interpret blueprints, specifications, and construction documents.
  • Experience preparing detailed takeoffs and cost estimates.
  • Strong communication, negotiation, and organizational skills.
  • Ability to manage multiple bids and deadlines simultaneously.
  • Proficiency with estimating software, Microsoft Office, and standard construction technology platforms.
  • Valid driver's license and ability to attend site visits as needed.

Compensation & Benefits

  • $70,000 - $100,000 Base Salary (DOE)
